The signing order lenders actually use
Set the order once — broker, then borrower, then principal. Each person is notified only when it's their turn, and reminders go only to whoever is next, so a principal is never chased to countersign something the broker hasn't signed.
What to send
Term sheets and LOIs, broker fee agreements, credit and background authorizations, borrower certifications, and NDAs. Recorded instruments that need notarization, such as mortgages and deeds, follow your county's rules and aren't covered here.
Evidence if a deal is disputed
- SignaTrust stores your documents while they're being signed and keeps an evidence record for every envelope.
- When an envelope is completed and delivery is confirmed, SignaTrust deletes its stored copy of the signed PDF after 7 days. If delivery can't be confirmed, it is deleted after up to 97 days. Uploaded source files, drafts, evidence bundles, voided or declined envelopes and templates are retained.
- Verifiable without a SignaTrust account.
Pricing at lender headcount
| Plan | Monthly | Envelopes / month | Senders |
|---|---|---|---|
| Professional | $29/mo | 150 | 1 |
| Business | $99/mo | 500 | 25 |
Several people sending under one plan share an organization, which is on Business.
Illustrative example — not a customer result: a 6-person lending team sending 60 envelopes a month fits Business at $99/mo — up to 25 senders and 500 envelopes a month on one plan.
